The Nebraska Furniture Mart project, spanning 118 acres, located north of Austin, is making significant progress as stakeholders collaborate to bring this "once-in-a-generation" development to Cedar Park.
CPM Development LLC, affiliated with Warren Buffet's Nebraska Furniture Mart, submitted documents to the Texas Department of Licensing and Regulation last week. These documents indicate that construction for commercial and public improvements at the site, situated at 750 E. New Hope Drive, could commence early next year, with the project expected to be fully completed by 2026. Although the filings mention two prospective tenants—Scheel's, a sporting goods chain from North Dakota, and PopStroke, a golf and dining concept featuring miniature golf courses designed by Tiger Woods—representatives from the developer have clarified that the information provided to TDLR was inaccurate, and they are currently rectifying it.
Andy Shefsky, a spokesperson for the company, stated, "We're excited to share more details about the development as they are confirmed, which is why we're only publishing contracted partnerships at this time."
A spokesperson for Scheel's mentioned that the company is not yet ready to confirm a potential second location in Texas. Representatives from PopStroke did not respond to a request for comment.
Once completed, the project is poised to offer over 5 million square feet of commercial space in Cedar Park, located approximately 20 miles northwest of Austin. This is equivalent to about five Lakeline Malls. The entire development is anticipated to generate $435 million in new tax revenue for Cedar Park in its first 25 years of operation.
The comprehensive plan includes a 250-room full-service hotel, a 30,000-square-foot city-owned convention center, 250,000 square feet of retail space, and 700,000 square feet of warehouse space. The centerpiece of the project will be a separate 500,000-square-foot Nebraska Furniture Mart.
A spokesperson for the city of Cedar Park announced on September 18th that they had received site development and subdivision improvement plans for the project during the week. A previously received plat is currently under review.
This follows a rezoning approval earlier this year. During meetings held in February, Jeff Lind, NFM’s chief strategy and development officer, expressed confidence that they are on track to open in 2026. He noted, "We're not used to doing these very often," referring to the company's last ground-up development in the Dallas area in 2015, adding, "We like to do them really well and really right."
In December 2021, the Council approved a development agreement and incentives for the project, codenamed Project Northwest New Hope. The city committed to providing $45 million in performance-based rebates, funded by taxes generated by the development, including sales tax, hotel taxes, and property taxes. In return, the company is required to invest $400 million, create 725 jobs in the first year of opening, and complete all necessary public infrastructure improvements before the project opens, including major road and intersection upgrades. Construction was initially projected to begin in 2024.
"This is historic," remarked Cedar Park Director of Economic Development Ben White at the time. "This project would generate the greatest economic return in Cedar Park's history."
This project represents another boost to Cedar Park's job market and commercial space, with the city's population reaching 77,642 in 2022 according to U.S. Census Bureau estimates. Cedar Park is already home to several rapidly growing companies, including Firefly Aerospace Inc. and Hyliion Holdings Corp. (Nasdaq: HYLN), an electric-vehicle trucking company. Additionally, the suburb recently attracted the North American headquarters of Compedia, an Israeli educational technology company.

The "More Homes on the Market Act" is a proposed legislation introduced by California Representative Jimmy Panetta and Mike Kelly from Pennsylvania.This act aims to increase the amount of money homeowners can exclude from declaring on their taxes when they sell their homes.
Under the current law, known as the Internal Revenue Code Section 121, homeowners can exclude up to $250,000 in capital gains from the sale of their home if they are single filers, and up to $500,000 if they are joint filers. These exclusion limits have been in place since 1997 and have not been adjusted for inflation in the intervening years.
The proposed legislation seeks to double these exclusion limits, allowing single filers to exclude $500,000 in gains and joint filers to exclude $1 million. In addition, the legislation includes a provision to index these exclusion limits to inflation, which means that the limits would be adjusted periodically to account for the rising cost of living.
The primary objective of this legislation is to provide homeowners with greater financial flexibility and incentives to sell their homes, thereby increasing the housing supply on the market. By allowing homeowners to keep a larger portion of the profits from selling their homes tax-free, it aims to encourage more people to sell their homes and potentially move into new housing options. A recent report from Rent Cafe contained a list of Texas’ top competitive markets for residents seeking rental opportunities. The study found that apartments for rent in the Austin-area had an average of 12 residents competing to lease it out, with an average of less than 30 days on market. Comparatively, El Paso hit #1 on the list with 15 residents competing per lease, follow by McAllen, and Dallas/Fort Worth.
The Texas cities were ranked based off of 5 important factors:
Number of days the rentals were vacant
Percentage of the apartments occupied by renters
Number of prospective renters competing for each apartment
Percentage of renters who renewed their lease
Share of new apartments completed in 2022
According to the study, nearly 60% of Austin renters opted to stay where they are and renew their leases through 2023. Even though Austin saw an increase of nearly 3% of rental unit shares in 2022, the demand has proven too large for the current supply.

Surf's up in Central Texas!
A company called Surf Lakes has recently announced a new $1.3 billion surf park project that they plan to open in South Austin as early as next year. The project, named Pura Vida, would be the world’s largest surf park of its kind with plans to feature sandy beaches, boardwalks, hotels residential living and more.
The 400-acre property has already been purchased, located just South of the Austin-Bergstrom International Airport. Surf Lakes says that construction may begin as early as mid-2023.

There is a new neighborhood of six multi-million-dollar, high-end homes coming to the suburb of West Lake Hills.
The new 12-acre development, called the <a href="http://www.wildcatclub.life/" rel="noopener noreferrer" target="_blank" class="rm-stats-tracked">Wildcat Club</a>, features six homes on 1- to 4-acre lots with prices starting at $11.75 million. One of the homes (a 9,500-square-foot residence with interiors designed by Fern Santini) already has been sold, and two of the homes are now on the market.
Most of the homes can be customized based on a buyer’s preferences. Amenities include a lounge and wine room, media room, home office, pool, spa, gym, gourmet kitchen, outdoor kitchen, and butler’s pantry. Floor plans range from 5,750 square feet to 9,500 square feet.
Austin-based Foursquare Builders is constructing the homes. The architects are Furman + Keil, McKinney York, Jay Corder, System D, and Clayton Korte, all based in Austin.

The August 2022 Austin Board of Realtors Stats are here! The average sales price went up 5% year over year to $496,000 in the month of August. Homes are still selling close to list price, which is great news for buyers and healthy for our housing market. <br />There have been more signs of relief for the Austin housing market. The latest monthly report from Austin Board of Realtors, <a href="https://www.abor.com/news-center/market-stats" target="_blank">released Tuesday, August 16</a>, offers indications that the market is continuing to stabilize.
There are still new records to report, but “In every aspect of our market," says Cord Shiflet, 2022 ABoR president, in a release, "Realtors are seeing positive signs that Austin’s housing market continues to normalize.”
One of the most promising signs is an explosion of inventory in the Austin-Round Rock metro area.
